The license comes under two basic catergories - Obra Menor minor works and Obra Mayor major works. Obra Menor - covers any works that do not affect the structure of the building. Some Ayuntamiento's Town Hall's have restrictions on the type of windows/doors/fittings used on the front of the building if the house is in a casco historico (conservation area). Obra Mayor - covers any works that affect the structure of the building, such replacing the roof or internal floors. Obra Mayor needs an architects proyecto submitted with the application of the works license. Each Ayuntamiento has it's own system when it comes to applying for a works license.
